Hobbs Brook Norwood
Project Overview
This project is one of many with Hobbs Brook that include office and hotel development. Hobbs Brook Management has been a pioneer in the development of premier office space in the Boston suburbs. They service tenants and provide sustainable, high-quality office environments and excellent customer service.
The Norwood campus includes a number of components- a Four Points Sheraton, an existing office complex for FM Global and a Medical Office Building. The campus is located on Route 1 and is adjacent to the Neponset River. KEG provided consulting services over a period of time in connection with a large expansion to the hotel, a repositioning of the office building and the design and construction of the Medical office building site.
KEG led all aspects of the site design and permitting for the project including topographic and property line surveys; provided civil/site design including site layout, grading, and utilities; coordinated transportation planning; prepared all permit applications; coordinated with the Town representatives; and represented the project through the public hearing process.
The project involved complicated local and state permitting. State permits included completion of the Massachusetts Environmental Policy Act process and Mass DOT access permitting process. Local permitting included Planning Board and conservation commission permits.
The project was complicated by its location adjacent to the Neponset River. FM Global, an insurance company very conscious of potential flood damage, required the design of a complicated stormwater pumping system and dikes. The projects required MWRA permitting because of a sewer line that traverses the project and required DOT permitting.
