Landing Apartments- Braintree Landing

Project Overview
Landing Apartments is one of many multifamily projects in which KEG was a key part of the team. KEG has worked with Forest properties in the successful completion of many luxury multifamily apartment projects in Massachusetts. Landing Apartments is a transformative project that is helping to restore Braintree and Weymouth Landing to its former vibrancy. The area had fallen on hard times and consisted of many vacant and blighted properties. Landing Apartments assembled a number of underutilized commercial properties and combined them to develop a 170 unit luxury apartment development, 18,000 sf of commercial space and two floors of parking. The project included cooperation with the Town of Braintree who sold an underutilized parking lot to facilitate the development.

KEG was responsible for aspects of the site design and permitting for the project including topographic and property line surveys; provided civil/site design including site layout, grading, and utilities; coordinated transportation planning; prepared all permit applications; coordinated with the Town representatives; and represented the project through the public hearing process.

The project involved complicated local and state permitting. State permits included completion of the Massachusetts Environmental Policy Act process and ch. 91 permitting process. Local permits were obtained through the Planning Board, Zoning Board and Conservation Commission.

The challenges for Landing Apartments included a tight site and the existence of Smelt Brook which passes beneath the property. Each challenge was addressed successfully.
